Having thought about this it’s definitely a tempting offer and I suppose whether it’s a good one is whether you think Berahino is just in form or whether this is his level. With his attitude problems I would probly be tempted to cash in on this one as this is winger situation atm;

Varela is on loan so we won’t have him going forward
Blanco is clearly not considered good enough
Sess is not a winger
Brunt likewise

Lennon probably only has a few more seasons left in him but is still a good player.
Townsend I believe has the potential still to be one of the prems best wingers, yes he’s had injury problems but as a club we seem pretty good at sorting that out, or at least we were.

So that leaves no wide men going forward, I think on balance this may be a good deal, add a few mil to put towards another striker and I’d accept and try and put a bid in for Rodrigo or Pablo Alcacer.
